1. What services does Terra Data Consulting offer?
We help land investors streamline their marketing with three core service plans:
Essential Skip Tracing – You provide the list, we append phone numbers, emails, or demographic data.
Market-Ready Data – You provide the raw list, we clean, skip trace, and prepare it for your CRM and/or marketing platform(s).
Full-Service Data – We source property data based on your criteria, clean, skip trace, and prepare it, then return completed lists ready for your CRM and/or marketing platform(s).

2. What is skip tracing?
Skip tracing is the process of finding accurate contact information—such as phone numbers and emails—for the people or businesses on your list. This helps you reach more prospects through calling, texting, or email campaigns.
3. What’s the difference between the Market-Ready and Full-Service plans?
The Market-Ready plan takes your raw list (such as a Land Insights export), cleans it to ensure complete and accurate names, then skip traces it so you get the contact details you need. We return completed lists ready for your CRM and/or marketing platform(s)
The Full-Service plan includes everything in Market-Ready, plus we source the property data for you based on your criteria.
4. What is a “credit” and how are they used?
One credit equals one successfully matched record (also called a “match credit”). A credit is only used when we return the contact information you’ve requested (phone, email, demographics, etc.) for a record in your list.
5. What credit allowance do I need?
Your credit allowance should align with your average monthly marketing volume. For example, if you typically process 40,000–50,000 records per month, choose a plan with at least that many credits to avoid overage charges.
Your credit usage may vary depending on which skip trace appends you request (phone, email, age, or other demographics). We’ve created a Credit Allowance Calculator so to help you determine which plan may be best for you.
6. What happens if I go over my monthly credit allowance?
If you exceed your monthly credit allowance, any additional match credits will be billed at your plan’s overage rate. If this happens often, we’ll work with you to adjust your plan so you get the most cost-effective option for your volume.
Market-Ready and Full-Service Data Plans Only
The overage rate includes your tier’s skip tracing cost plus a per credit labor fee.
Example — Market-Ready List (Tier 1): Skip tracing cost is $0.010 per credit. Your overage rate would be $0.0283 per credit ($0.010 + $0.0183). If you went over by 5,000 credits, the overage cost would be $141.50.
Example — Full-Service Data (Tier 1): Skip tracing cost is $0.0175 per credit. Your overage rate would be $0.0358 per credit ($0.0175 + $0.0183). If you went over by 5,000 credits, the overage cost would be $179.00.
7. Do unused credits roll over to the next month?
No — unused credits do not carry over to the next month. If you’re consistently under your limit, we’ll work with you to adjust your plan so it better matches your volume needs.
8. Do you offer yearly subscriptions?
Yes — yearly subscriptions are available. Yearly plans require the yearly rate paid in full at the beginning of the subscription and provide benefits over a monthly plan:
10% discount on the total yearly rate
Unused credits roll over from month to month for the entire year

9. What file formats do you accept and return?
We accept and return lists in CSV or Excel formats. We can also provide the final output(s) for import into your CRM or marketing platform in the formats you need.
10. How will we share files and communicate?
We use Slack for list submissions, file sharing, and quick communication with clients. You’ll get a dedicated private channel for sending lists, downloading results, and messaging us directly. If you don’t already use Slack, the free plan works perfectly for our workflow.
11. Can you clean my list before skip tracing?
Yes! We can standardize your data, correct name formats, and remove duplicates to improve match rates. This service is included in the Market-Ready and Full-Service plans and is not included with the Essential Skip Tracing plan.
12. Is there an onboarding fee?
The Market-Ready and Full-Service Data plans include a one-time $500 onboarding fee to set up your account, customize your preferences, and configure the systems needed to deliver your lists in the correct format for your CRM and/or marketing platforms. The Essential Skip Tracing plan does not have an onboarding fee.
13. How do I get started?
Choose the plan and tier that fit your needs and submit a request directly on our website. Once we confirm your subscription with you, we’ll send you an onboarding questionnaire to gather your preferences, any CRM/marketing platform details, and create your private Slack channel for file sharing and communication. We’ll then set up your account so we can begin processing your lists.
For Market-Ready plans, you’ll be able to start submitting your own lists once onboarding is complete.
For Full-Service plans, onboarding also includes configuring your data sourcing criteria before we deliver your first lists.
The onboarding process and first list delivery for both Market-Ready and Full-Service plans may take up to 2 weeks, depending on complexity and responsiveness.
